These last couple of years we have brought you some great deals, but the problem is that our inventory sells out FAST. We’ve partnered up with a local company that buys properties at Trustee Sales. We are going to find properties that are going to auction, run comps, title reports, and repair estimates. We’ll give this list to you and you choose which properties you’d like to buy at the next Trustee Sale. We’ll go to the sale FOR YOU and you pay us a fee for our services! We do all the heavy lifting and you get a house fresh off the court steps.
We’re currently raising money to buy bulk REOs in Southern California. This will allow us to buy properties at HUGE discounts and pass those savings to you. We’ll be buying about 40-50 properties at a time so get ready to swoop in and buy these wholesale REOs before they’re gone. We’re in the beginning stages right now, so if you’re interested in doing a joint venture with us let me know and I can get you an investor kit.
Now is the time to buy Commercial properties! I’ve been waiting a long time for this. It looks like the commercial real estate sector is about to start its heavy decline and it’s going to be a buyer’s market. I’ve been working with several asset managers and we’ve begun to look at different properties and make offers. I also want to share some goals for the company this year and I invite any interested parties to contact me if you’d like to participate with me. Here’s what I’m working on with a couple of associates:
1) Buying bank owned residential real estate in bulk. We are putting together an investor packet to raise $5M in the next few weeks. We have access to bank asset managers who have Southern California bulk deals so we’re excited to start on this project.
2) As many of you probably heard the commercial real estate market has started to hit a downturn. I have made direct connections to asset manager for several banks and have started working with them to close on some properties. If you have any commercial properties that currently cash flow and have an upside let me know.
3) Buying Non-performing notes. We’ll be buying residential NPNs and restructuring the loan for passive cashflow. We are also raising private money for this, so if you’d like to invest with us just let me know.
